According to the National Association of Realtors (NAR) 2024 Profile of Home Buyers and Sellers, 41% of buyers say their first step in the home search is looking for properties online. They typically view seven homes before buying, and two are seen online only. That means buyers are forming opinions, and sometimes crossing listings off their list, without ever setting foot inside.
For many buyers, especially those relocating or investing remotely, the listing is the showing. If your marketing doesn’t communicate the full experience of the property, you may lose serious buyers before a tour is ever scheduled.
Here’s what video adds that photos can’t.
1. Flow and Layout
Photos are great at capturing individual rooms. However, they struggle to show how the rooms connect. A buyer looking at still images has to mentally stitch the floor plan together on their own. A walkthrough video moves the way a person moves, giving buyers a feel for the home’s actual layout in ways that photos can’t replicate.
When buyers can see the full layout on video before they schedule a showing, they arrive already knowing how the space could work for them. That’s true for residential properties or commercial listings. Fewer surprises for the buyer and fewer wasted showings for you.
2. Scale and Proportion
Most buyers already know that real estate photos can flatter a space. When they see a photo of what appears to be a spacious living room, there might be some healthy skepticism. Video shot with natural movement gives a more honest sense of scale. A 12×14 bedroom looks like a 12×14 bedroom. Buyers appreciate accuracy, and it sets up honest expectations before anyone walks through the door.
3. Neighborhood and Setting
Photos show the property while video can show everything around it, including the street, the neighborhood feel, how close things are. That context matters, especially for buyers who are relocating or searching from out of town. A listing video that establishes the surrounding area adds valuable context.
4. Natural Light Throughout the Day
Video can show how a space lives in different conditions. Consider morning light in the kitchen, afternoon brightness in the living area, the warm glow of a west-facing back porch. Light is one of the things buyers respond to most emotionally, and video is an excellent format for this.
5. The Feel of the Space
There’s something that happens when a buyer walks into a home and just feels it. Video gets closer to recreating that than still images. Movement, natural sound, music, and pacing create an emotional response. Often it is this response that drives a buyer to pick up the phone. It’s the same reason professional video works so well for short-term rental listings because the emotional pull is the same.
Closing Thoughts
Great photos remain important. However, buyers are making shortlists from their couch. Video can be the difference between making the shortlist or being skipped. If you’re ready to add video to your listings, we’d love to help.
